Better information creates better enquiries. Prepare a property record with clear sources, original photographs and honest limits before asking a buyer to trust it.

STEP 01

Clarify who can instruct us.

State whether you are the owner or an authorised representative. Explain the authority you rely on. Share sensitive evidence only through a separately agreed private review process, not a public enquiry form.

STEP 02

Describe the property precisely.

List the location, type, size and measurement basis, room count, condition, utilities, access and asking price. Identify what is owner-supplied, observed or independently evidenced. Disclose material known issues.

STEP 03

Prepare original photographs.

Use photographs of the actual property, with permission to publish. Note when they were taken, label renders clearly and avoid editing that hides material defects. Do not include identity papers, personal photographs or security details.

STEP 04

Prepare the document questions.

Identify the records available and the authority relevant to the property. Do not label a property approved because a nearby scheme has an NOC. Any public check summary must say exactly which record was reviewed.

STEP 05

Agree the service in writing.

Confirm the service scope, fee amount, payer, payment trigger, expenses, photo permissions and the process for changing or withdrawing a listing. The website submission is a request for review, not an agency agreement.

STEP 06

Keep it current.

Tell us promptly about changed price, availability, property condition or authority. A credible concern needs clarification; unanswered material questions should remain visible rather than being concealed.
